What is
a manufactured (mobile) home?
A
manufactured home (formerly known as a mobile home) is
built to the Manufactured Home Construction and Safety
Standards (HUD Code) and displays a red certification
label on the exterior of each transportable section.
Manufactured homes are built in the controlled
environment of a manufacturing plant and are transported
in one or more sections on a permanent chassis. |

What is
the difference between a manufactured (HUD) home and a
modular (DCA) home?
A
manufactured home means a mobile home fabricated on or
after June 15, 1976, in an off-site manufacturing
facility for installation or assembly at the building
site, with each section bearing a seal certifying the
section is built in compliance with the National
Manufactured Home Construction and Safety Standards Act.
A
manufactured building means a closed structure, building
assembly, or system of subassemblies, which may includes
structural, electrical, plumbing, heating, ventilating,
or other service systems manufactured in manufacturing
facilities for installation or erection as a finished
building or as part of a finished building, which shall
include, but not be limited to, residential (Modular
Home), commercial, institutional, storage, and
industrial structures,
A modular
home means a manufactured building constructed as a
residential dwelling unit.
A modular
home is built with the same components as HUD
manufactured homes and are constructed in a controlled
factory environment, yet meet the same building codes as
traditional site-built housing. |

How do
manufactured and modular homes stand up to Hurricanes?
In the 2004 and 2005 hurricane season several hurricanes
and tropical storms that impacted Florida. Spite all of
these storms there was not one single instance of
foundation failure on any of the homes that were
installed to the current codes. |

Do
appliances come with a new home?
Yes, all
new homes include a refrigerator and range. Every brand
of home has a different standard appliances package.
Many upgrades are available including smooth top self
cleaning ranges, micro-wave ovens, disposals, side x
side refrigerators, stainless packages and much more. |

How
long will it take to get my home?
There are
a lot of intangibles that influence the time frame for
the delivery and installation of a new home. Each and
every building, zoning and health department has its own
method of processing a permit application. Contact your
local building and zoning department or your dealer to
determine an average time frame for permitting in the
county of your choice.
The
production schedule for the manufacturer of your new
home varies throughout the year. It is influenced by
many factors including sales volume and holidays.
The
schedule for your individual dealer also varies. Items
that influence the delivery include sales volume,
permitting, and site preparation.
30 to 60
days is a reasonable time frame for the construction and
delivery of a new home. Bear in mind that the assembly
takes a couple of days which is followed by trim work
and utility connections. Items like field finish drywall
and ceramic tile flooring can add time to the
installation process. One or a series of inspections are
then done in order to insure proper installation and
assembly. Once that process is completed the home can be
energized and a certificate of occupancy can be obtained
from the building department.
It is
reasonable to expect to be living in your new home in
less than 90 days. |

Can I make changes to the home I want?
Yes,
modifications can be made. All manufacturers offer a
variety of color schemes and various optional upgrades.
Some manufacturers specialize in complete custom homes.
You can work from their floor plan designs and modify
them or draw your own. |

How
long can I finance my home?
30 year
financing is available. |

How far
away do you deliver?
We are
willing to travel to any location in the State of
Florida. Expenses for statewide travel and installations
will vary. We evaluate every factor relative to distance
from our home office and charge as necessary. |

Do you
develop property?
Yes. We
have a network of sub-contractors we work with to
accommodate every facet of site development. Our
available services include everything from tree removal
to well drilling and septic tank installation. We also
take care of any and all utility connections that are
required. |

Are
permits required?
Yes.
Permits for home installation are required in every
county in the state. The permit application and
procedure varies from county to county. |
|
Do you
sell property?
Yes. The
property we have available changes daily. Putnam County
is a rural county with home sites scattered through out
the county. We buy and sell property and regularly
combine property with home for land and home packages.
We also
work with local real estate companies and agents to help
you locate the right parcel of land. |
